The Role…
The Engineering Services (ES) Manager reports directly to the Director of Engineering Services within Fidelity Real Estate Company (FREC). The ES Manager will focus on our growing Investor Center (IC) portfolio (210+ branches), providing in-house engineering expertise during project design, construction, and operations. They will partner with the Project Delivery and the Operations teams across the country to ensure smooth turnover of projects. The ideal candidate will have a background in mechanical engineering design for retail branches in multi-tenant buildings and practical experience solving MEP/BAS issues in the field.
The Expertise and Skills You Bring
- Establish and regularly update the standards for engineering design, testing, commissioning, and handover. Tracks compliance with standards
- Assist with due-diligence visits for new locations. Add value by evaluating building conditions with a focus on existing MEP equipment and/or determining feasibility for new infrastructure
- Assist the Legal and Leasing team with technical verbiage when creating work letters
- Oversee and review of final commissioning and TAB (Test and Balance) reports before handover to Operations
- Create and manage a retro-commissioning program, schedule trades and complete retro-commissioning during unoccupied hours
- Create a multi-year capital improvements/replacements/upgrades schedule for HVAC equipment and controls
- Review and/or audit annual inspection and monthly maintenance reporting for trends, anomalies etc
- Assist with problem solving at sites that have consistent, continued issues that go unresolved
- Comprehend, analyze, and interpret building performance and key business metrics
- Respond respectfully to sensitive issues
- Write operational procedures, after action reports and project plans
- Organize, and verbally communicate complex technical topics to non-technical associates and senior management
- Motivate and influence key partners to ensure effective interdepartmental coordination.
Education and Experience
- Bachelor’s degree in science/Engineering or equivalent experience. Mechanical Eng. preferred.
- 10+ years of experience in MEP design, commissioning, or facilities operations.
- EIT or PE Professional Engineers License is desirable.
- Solid background in building maintenance and HVAC operations, with working knowledge of controls.
- Experience with public-facing retail office and small commercial systems in multi-tenant spaces is preferred.
The Team
The ES Manager will be part of Owner’s Rep. team during site selection, lease negotiation, project design and delivery with a focus on the MEP infrastructure. For operational sites, they will work with the Operations team to manage the inventory of MEP equipment, engage in problem solving for repetitive or escalated issues, manage retro-commissioning, and capital planning for equipment upgrades and replacement. The work will involve working with external stakeholders such as design firms, construction managers, project managers, outsourced FM service providers and O&M contractors etc., in addition to internal partners.
